Steven J. Powel
Chief Executive Officer
Steven J. Powel is Chief Executive Officer and founding member of Situs. With more than 30 years of experience in the commercial real estate industry, he is responsible for both the strategic direction and market positioning of the firm. Mr. Powel has been instrumental in Situs’ growth over the past two decades and its standing as one of the preeminent financial service providers to the capital markets and banking industry. Under Mr. Powel’s guidance, Situs has continued to deliver consistent, high-quality professional advisory services, in a cost-efficient business model, while also increasing shareholder value year after year. He was the chief sponsor in the development and implementation of a structured, in-house educational platform, Situs University, which has been a key element to the Company’s scalability. He also spearheaded Situs’ staffing augmentation business, and introduced several technological advances through software development and investments that have led to process improvement, throughout the life cycle of commercial real estate lending industry. Commencing in 2004, he oversaw Situs’ global expansion, developing a unique client focused dedicated platform, which has become an industry accepted standard for deal execution in the commercial real estate capital markets industry. Prior to joining Situs, Mr. Powel was a managing partner in a commercial real estate valuation and consulting firm, which was focused on complex valuation issues, such as bankruptcy, liquidation, highest and best use, ad valorem taxation and cost segregation on a nationwide basis. Among his affiliations, Mr. Powel is a strategic advisor to Report Builder, a commercial real estate appraisal software company; CJC Technologies, creator of Closer (Commercial Loan Origination & Asset Management) software; and Situs Insight, a commercial real estate market information portal. Furthermore, he is a member of the Mortgage Bankers Association, the Commercial Real Estate Finance Council and other industry-related client advisory groups. He also serves an active Board Member of Situs.

Nick Rudenstine is the President and Chief Operating Officer (COO) of Situs. In this role, Mr. Rudenstine has responsibility for Situs’ business lines globally, as well as key functions of the firm. Mr. Rudenstine focuses on strategic priorities to help clients grow their business, increase flexibility and profitability as well as manage risk.
Prior to joining Situs, Mr. Rudenstine was a senior executive at JPMorgan where he successfully managed some of the firm’s largest operating services and markets-related businesses. Most recently he was global head of JPMorgan’s Custody & Fund Services business, with $21 trillion of Assets under Custody and a presence in over 100 markets around the world. Before joining JPMorgan, Mr. Rudenstine was an investment professional at Stone Point Capital and prior to that was in the M&A group at Smith Barney.

Kenneth Riggs, Jr. has served as president of Real Estate Research Corporation (RERC) since 1991. Under the direction of Mr. Riggs, RERC has continued its prominent position within the real estate industry as the source for independent investment criteria and one of the leaders in research, valuation, valuation management, independent fiduciary services, technology solutions, and consulting for institutional investors.
Mr. Riggs has long been recognized for bringing sophisticated and solid research to the real estate industry. He spearheaded the primary research behind Emerging Trends in Real Estate until 2000, and serves as publisher of the RERC Real Estate Report and as co-publisher of Expectations & Market Realities in Real Estate, an annual forecast report. He has been published and quoted in numerous industry-related and mainstream news sources such as The Wall Street Journal, CNN Money, Bloomberg News, GlobeSt.com, Mortgage Banking, Pensions&Investments, Real Estate Issues, and the Chicago Tribune, among others.
As one of the nation’s leading spokespersons on trends analysis, Mr. Riggs has been a featured national and regional speaker for the National Association of REALTORS®, Pension Real Estate Association, Institute of Real Estate Management, The Counselors of Real Estate, and other organizations and firms.
Before joining RERC, Mr. Riggs served as director/senior manager of real estate consulting for Deloitte & Touche. Prior to joining the public accounting firm, he founded and was a partner of Houston Property Consultants.
Chief Financial Officer
As Chief Financial Officer based out of Situs’ Houston headquarters, Deina Arteaga oversees the treasury and accounting departments. At Situs, she manages and forecasts cash and assess all risks in order to make educated, economic decisions about currents and future Company operations. Prior to joining Situs in 2006, Ms. Arteaga served as an Accounting Manager for New Orleans Hornets, where she supervised all aspects of receivables, payables, general ledger postings and payroll, as well as prepared monthly financial statements, annual budgets, ticket pricing and comprehensive cost analysis. Prior to her tenure with New Orleans Hornets, she held the position of Supervisor, Financial Reporting and Controls at Sigma Coatings USA, where her duties involved preparing, reviewing and analyzing monthly financial statements and quarterly reviews. Ms. Arteaga began her career as a Purchasing Agent, where she acquired skills in forecasting, purchasing and controlling raw materials and supply inventory. She graduated Cum Laude from Loyola University of New Orleans, with a Bachelor of Accountancy.
Chief Information Officer
As CIO, James Watson provides leadership, coordination and management for all aspects of the firms IT infrastructure, operations and technology solutions. In this role Mr. Watson oversees the implementation and maintenance of secure systems and services that meet the business needs of Situs and its clients. Prior to joining Situs, Mr. Watson was the CIO at a global supplier to oil and gas service manufacturers. Previously, Mr. Watson held technology roles in multiple industries including stints at Hines and General Electric as well as serving on the board for Quest International. Mr. Watson is a licensed CPA and holds a BS in Accounting and a MBA.
Chief Marketing Officer
As Chief Marketing Officer, Cecilia Panozzo facilitates all aspects of Situs’ strategic marketing and branding initiatives to align with our business goals and objectives. Based out of Situs’ New York office, Ms. Panozzo coordinates the production of advertising, public relations, media and creative campaigns to ensure that the Situs brand is communicated globally across various channels. Prior to joining the Situs team, Ms. Panozzo managed all marketing aspects for CGS, a 5000+ employee leading global provider of technology-enabled business solutions and business process outsourcing services. During her tenure with CGS, she successfully managed a company rebrand project, including the implementation of a new website, digital process, corporate communications, marketing automation program, advertising, campaigns and events. In addition, she served as the Senior Director of Strategic Marketing at Comverse, where she ran strategic marketing and business development at Authentidate, a provider of health information exchange solutions. Ms. Panozzo began her career at COMSAT, where she held several executive positions during her 8-year tenure, and contributed to the development of a very successful startup that was later acquired by Lockheed Martin. She received her Master in Business Administration from the CEMA University, and holds an MS in Electronic Engineering from the Universidad de Buenos Aires.

Danielle Karpf, Global Head of Human Resources, joined Situs in 2016 bringing nearly 20 years of human resources and business operations experience to the role. Danielle possesses broad and deep experience in the finance and professional services industry, setting and executing HR strategies and managing business-critical functions. Prior to Situs, Danielle led Human Resources strategy at New York law firm Cleary Gottlieb, where she held senior leadership positions since 2009, most recently as head of HR for the New York office. In that role, she managed teams specializing in recruiting, change management, assessment and establishing policies and procedures. Prior to Cleary, Danielle held a number of roles in HR at Barclays, Lehman Brothers and Morgan Stanley.
At Situs, Danielle provides strategic and tactical leadership on Organizational Development, Employee Engagement, Change Management, Workforce Planning, Diversity and Employee Relations.

Tom Lawrence is Director of Risk and Compliance for Situs and is based in the London office. He has over twenty five years banking experience working in a variety of mainly credit underwriting roles in both the Commercial Real Estate and Residential Secured Lending sectors. He has also been responsible for the workout of a number of distressed secured lending positions.
Tom also worked at Standard and Poor’s rating agency where he worked in both the CMBS and RMBS surveillance teams as well as working on the operational evaluation of a number of third party Credit Servicers and banks across a range of asset sectors and European countries.
He is an Associate Member of the Chartered Institute of Bankers (Scotland).
Assistant General Counsel
As Assistant, General Counsel based out of Situs’ Houston, TX office, Adriana Boudreaux supports each of the business lines with primary emphasis on governance and labor and employment matters. Her role involves providing analysis and counsel on legal issues, policy matters, corporate and compliance issues, and negotiations of license agreements, master servicing agreements, contractor and outsourcing agreements, commercial real estate documents and staffing agreements to name a few. Prior to joining Situs, Ms. Boudreaux served as Associate Attorney at Dow Golub Remels & Beverly, LLP, a boutique Houston litigation firm. There, she litigated commercial and employment cases from initial client consult through mediation, trial or arbitration. These disputes involved complex contractual provisions, secured transactions, misappropriation of trade secrets, wrongful foreclosures, defamation, fraud, UCC issues, Title VII discrimination claims, and non-compete agreements. She holds a BA in English with a minor in Speech from St. Mary’s University, as well as a JD from the University of Houston Law Center. Additionally, Ms. Boudreaux is fluent in Spanish. In her spare time, she participates as a member of Emerging Leaders of Houston and is a Fellow of the Houston Young Lawyers Association.

Steven L. Bean, CFA, serves as Executive Managing Director and is responsible for leading Situs’ Business Development and Advisory teams. Situs’ advisory services include commercial real estate due diligence and financial institutions consulting practices. Steven has more than 30 years of experience in the financial services industry. Prior to joining Situs in 2006, Steven was Senior Vice President for Global Realty Outsourcing, where he led the commercial real estate capital markets division and built a team combining on-shore and off-shore staff. Steven was a key leader in the management team that expanded the off-shore service delivery platform of the company from 50 to over 1,500 trained personnel in three years. Additionally, Steven held senior leadership positions at GMAC-CM MortgageRamp -formerly Univest Financial Services- and the Office of Thrift Supervision/FHLB-Atlanta. He graduated from the University of North Carolina at Chapel Hill with a Bachelor of Science-Business Administration, and holds the Chartered Financial Analyst (CFA) designation.

John Weaver, an Executive Managing Director with Situs, oversees Strategic Platforms and the Assets Under Management groups at the firm. Mr. Weaver serves as the Chief Executive of Hanover Street Capital, a strategic business services platform dedicated to supporting Deutsche Bank’s commercial real estate group and as Head of Situs’ Primary Servicing, Asset Management and Special Servicing Groups. Mr. Weaver provides senior leadership for the direction, vision and governance of the groups managed as well as executive level client relationship support and business development. Mr. Weaver has more than 25 years of experience in real estate finance and investment. Prior to joining Situs, Mr. Weaver held the position of Executive Vice President and Chief Risk Officer of GMAC Commercial Mortgage/Capmark Finance Inc., and served as a Senior Vice President in the Real Estate Banking Division of PNC Bank.

Zenobia Tambuvala is an Executive Managing Director based in Houston where she oversees and manages the global training and quality control for Situs, which provides due diligence services to lenders, equity investors and rating agencies. Ms. Tambuvala also manages key Situs client relationships and is actively involved with Situs University – Situs’ proprietary education platform for real estate financing. In this role, Ms. Tambuvala oversees the curriculum and lectures Situs employees as well as clients on a variety of topics. For more than 30 years, Ms. Tambuvala has been involved in some of the largest transactions in real estate as well as some of the most notable landmark buildings. Throughout her career, Ms. Tambuvala has consulted on commercial real estate transactions in the United States, Europe, Canada, Mexico and the Caribbean. Prior to joining Situs, Ms. Tambuvala worked as a Senior Appraiser for Miami-based firms where she specialized in hospitality and senior living facilities. Ms. Tambuvala expertise includes property and loan valuation, feasibility analyses, highest and best use studies, valuations, market demand studies and consulting on various types of commercial properties.

George Wisniewski is a senior member of Situs’ special servicing business, overseeing the firm’s operating advisory appointments, as well as its portfolio surveillance. Mr. Wisniewski has more than 18 years of real estate finance and distressed real estate investment. Prior to joining Situs, Mr. Wisniewski was a Managing Director at Bear Stearns, where he was responsible for transaction structuring, negotiating, and underwriting of commercial real estate transactions throughout Europe. Previously, he led the distressed-asset investment and asset management activity in Europe as Managing Director for Capmark Finance Inc., and served as Chief Credit Officer for Capmark’s Asia Operations and was responsible for the company’s initial nonperforming loan investments in Taiwan. Mr. Wisniewski holds the Counselor of Real Estate (CRE) designation.

Warren Friend is an Executive Managing Director at Situs leading Product Strategy and Strategic Client Development. In that role, Mr. Friend is responsible for new product development across Situs’ full suite of solutions including CRE Advisory, Financial Institutions Group, Asset/Loan Servicing, Valuations Services, Technology and Consulting Solutions. In addition, Mr. Friend is involved in strategic client development with an emphasis on top-tier financial institutions.
Prior to joining Situs, Mr. Friend was a Managing Director of Client Coverage at BlackRock where he led teams on investment strategies, liability management and risk management. Previously, Mr. Friend was a Managing Director of Global Markets at Deutsche Bank where he headed the Financial Advisory Group for Commercial Real Estate. Earlier in his career, Mr. Friend was a Managing Director in the Structured Products Group at Morgan Stanley where he led the Commercial Real Estate Financial Advisory and Securitization Group within Structured Finance. A graduate of Bowdoin College, Mr. Friend is based in Situs’ New York City office.
Based in the New York office, Ms. Hadley manages and oversees the SCS business unit, and helps expand the staffing effort. Ms. Hadley is a veteran Senior Business Development, Relationship Management and Recruiting professional with a diverse background and demonstrable expertise in obtaining, managing and growing multi-million dollar enterprise accounts. She spent the last 13 years focused on refining her ability to sell consulting, project staffing, staff augmentation and direct hire solutions/services to global Tier 1 financial institutions and fortune 500 organizations. In her most recent position, she served as Managing Director for Resources Global Professionals, where she was directly responsible for initiating and cultivating consultative client relationships. At Parson Consulting, she served as Business Development Manager and Resource Manager, where she was responsible for full lifecycle sales process: prospected and targeted Fortune 1000 decision makers, qualified sales leads, coordinated and facilitated client meetings, and negotiated relationship terms. In addition, she served as Account Manager for The KLS Group, Inc, managing national construction projects and recruiting general contractors, painters and electricians in major metro areas. As a managing director based out of Situs’ London office, Chip Good oversees our European Business Development efforts, including the expansion of Situs’ special servicing division, providing executive leadership and contributing extensive pan-European market knowledge and expertise to clients. He brings over 30 years of experience in commercial real estate, lending and workout in the US, Asia and Europe. Prior to joining the Situs team in 2014, Chip served as an Executive Director at J.P Morgan in London in 2003, where he managed commercial real estate loans throughout Europe, and advised on major European loan portfolio trades in both the UK and Germany. Mr. Good also founded and managed Whiteshire Debt Solutions GMBH, a commercial real estate loan portfolio management and servicing platform in Frankfurt, Germany. Prior to his tenure with JP Morgan, Mr. Good was a Principal at Lend Lease in Korea and Taiwan, where he established and ran Lend Lease Korea (Seoul), to manage the €1.5 billion in commercial real estate loans acquired by the Lend Lease International Distressed Debt Fund.

Don has 26 years of experience in commercial real estate lending, development, and equity investment. He has worked the last 10 years in London in senior management positions within the commercial real estate finance groups at Deutsche Bank, UBS and Credit Suisse. His responsibilities as group head, or head of lending, included the origination, structuring and distribution of CRE loans and CMBS across Europe and Asia. Prasad Chaganti, a Situs Managing Director based in London, is Co-Head of the company’s Commercial Real Estate Advisory business. Mr. Chaganti brings over 11 years of experience with a focus on collateral and debt valuations including CMBS, underwriting and buy-sell advisory of commercial real estate loans. He has also provided advisory services, such as providing valuation and risk assessments on CRE loans and associated assets, to private equity firms, financial institutions and government agencies. In addition, he worked closely with NAMA to assist them in buy side analysis of 2,400 CRE loans with a face value of €14bn. Mr Chaganti also assisted and managed in excess of €6 billion of CRE debt on behalf of a major investment bank in the UK, including three large loan trades. More recently, he initiated and helped set up Situs Madrid operations. Mr. Chaganti earned an MSc degree in Urban Planning from London School of Economics and Political Sciences (LSE).

Volker Oehls is the Managing Director of Situs’ Frankfurt office and is responsible for overall business development in Germany. Mr. Oehls has more than 15 of experience in real estate loan portfolio underwriting and acquisitions, property valuations and sales advisory, both for direct real estate and real estate debt. To date, he has managed multiple nonperforming loan portfolios with an unpaid principal balance of approximately €900 million. Prior to joining Situs, Mr. Oehls held several executive roles, including Associate Director with Capmark Asset Management in Frankfurt, Head of Research at CBRE, Frankfurt and Head of Industrial at Dr. Luebke, a German nationwide brokerage company. Additionally, he is a member of the board of directors at BKS, the German NPL trade organization. Mr. Oehls received his degree in applied geography and economics from the University of Trier.

Lisa Williams, a Situs Director based in London, is Co-Head of the company’s European primary servicing business. Ms. Williams has more than 15 years of commercial real estate servicing experience in the banking and financial industry. Prior to joining Situs, Ms. Williams spent six years at Capmark Finance Inc. (now known as Capita), overseeing the portfolio management of a Pan-European commercial portfolio in excess of €52 billion. She is an active member of the Counselors of Real Estate’s (CRE) finance council, serving on its board of directors and co-chairing of the CRE finance council servicing committee.

Dean Harris, a Situs Director based in London, serves as Co-Head of the company’s Commercial Real Estate Advisory business. He brings 20 years of experience in the banking/real estate finance industry, including loan origination and portfolio management, as well as structuring, workout and third party loan book disposal. Prior to joining Situs in 2014, Mr. Harris held positions at Nat West, Anglo Irish Bank and Bank of Ireland. Dan Boakes, a Situs Director based in London, is Co-Head of the company’s European primary servicing business. He brings 9 years of experience in the real estate financial industry, as well as 8 years of commercial real estate expertise. Prior to joining Situs in 2014, Mr. Boakes worked at Deutsche Bank as Head of the European Servicing and Asset Management team, where he was responsible for the primary and special servicing of approximately 18bn (euro) of commercial real estate loans, covering other UK, German, French and Dutch jurisdictions. Prior to his tenure at Deutsche Bank, Dan worked at Morgan Stanley, running a team of asset managers covering the UK, French and Italian loan book, which comprised loans totaling approximately GBP 8bn. He additionally worked at Lambert Smith Hampton in the Asset and Property Management team. Mr. Boakes currently serves as a member of the Royal Institution of Chartered Surveyors, having qualified in May 1999, and holds a degree in Urban Estate Management.

Mr. Phillips is a Managing Director and Head of Business Development at Situs. Based in the New York office, Mr. Phillips is responsible for expanding Situs’ client base and driving growth across all U.S. solutions including CRE Advisory, Financial Institutions Group, Asset/Loan Servicing, Consulting Solutions, Valuations Services and Technology. Prior to joining Situs, Mr. Phillips was Head of Enterprise Sales at CompStak, where he oversaw significant revenue growth and added a roster of blue chip clients. Previously, Mr. Phillips was a Managing Director within Newmark Grubb Knight Frank’s Capital Markets Group specializing in Loan Sale Advisory. His team was responsible for the valuation and sale of several billion dollars of non-performing assets. A graduate of the University of Wales, Cardiff, Mr. Phillips holds a B.A. (Honors) in Politics with Journalism.
Mr. Middleton is a Managing Director at Situs focused on business development. Based in the New York office, Mr. Middleton is responsible for leveraging innovative solutions to solve client problems, reduce risk and increase revenue. In this role, Mr. Middleton will drive growth across all Situs solutions in the US including CRE Advisory, Financial Institutions Group, Asset/Loan Servicing, Consulting Solutions, Valuation Services and Technology. Prior to joining Situs, Mr. Middleton held senior business development roles with a big four accountancy, as well as smaller companies where he specialized in Financial Services clients including global banks. A former entrepreneur, Mr. Middleton’s diverse background includes senior roles in banking, information technology and healthcare.
As a Managing Director based out of Situs’ San Francisco office, Eric Smith is responsible for expanding all business areas of the Company with particular emphasis on our CRE & Bank Advisory business. A successful finance executive with over 25 years of business development experience, Mr. Smith has been focused on the real estate division, utilizing full resources to assist clients with liquidity, valuation, capital, financing, servicing and investment returns. He joined Situs in 2014 from Loan Value Group, where he served as a Managing Director focused on establishing sales strategies for a suite of products with senior executives of banks and real estate investment trusts (REITs). Previously, Mr. Smith spent 23 years at Credit Suisse and its predecessor firms as a Managing Director for Structured Product Sales as well as Branch Fixed Income Manager, where he supervised a regional group of 15 professionals with sales coverage responsibilities for the firm’s clients in the Western United States. He also held multiple roles within First Boston, including Vice President Whole Loan Sales, Vice President Fixed Income Sales, and Director Structured Product Sales, where his responsibilities involved covering banks, thrifts, mortgage bankers, REITs, insurance companies, and pension funds for securitized products, residential and commercial loan sales and purchases. He earned his Bachelor of Science in Finance from California State University, Sacramento.
Mr. Belliveau is a Managing Director at Situs focused on business development. Based in Sacramento Mr. Belliveau is responsible for developing relationships with Pension Funds, Insurers, Investment Managers and Banks. In his more than 20 years in business, Mr. Belliveau has been heavily focused on business development in Commercial Real Estate, most recently with a global research firm focused on pension funds, sovereign wealth funds and fund of funds. In his career, Mr. Belliveau has also worked with risk management and data management firms focused on financial services as well as asset management firms. Originally from Massachusetts, Mr. Belliveau is a graduate of Massachusetts College of Liberal Arts.
Dan Meyer is the Vice President of Business Development. Based out of Situs’ New York office, Mr. Meyer works with the goal of expanding Situs’ client base and driving growth across all U.S. solutions. Prior to joining Situs, Mr. Meyer worked at PNC Capital Markets for five years, where he participated in the disposition of nearly $2 billion in unpaid principal balance of performing, non-performing, and distressed loans backed by commercial real estate. In addition, Mr. Meyer’s team was responsible for CMBS B-piece due diligence and certain mortgage activities. Prior to that, he spent ten years holding leadership positions in the hospitality industry in Washington, DC. Mr. Meyer received his Bachelor’s degree in History from American University, and holds a Certificate in Real Estate Finance and Investment from New York University.
CRE Advisory Services
As Managing Director based out of Situs’ Atlanta, GA office, Robin Baker brings over 25 years of diverse real estate experience working for national real estate companies. Prior to joining the Situs team, she served as Managing Director for Ranieri Partners Asset Management (Six50 Capital), where she served as a Senior Investment Committee member responsible for reviews of all legacy and new issue CMBS underwriting. She also headed the Atlanta Regional office at Hyperion Brookfield Asset Management, where she led a team of 13 professionals in the acquisition of 11 below investment grade CMBS transactions. Her responsibilities included initial deal screening, hiring third party contractors for site inspections and underwriting, underwriting review, review of reps and warranties, negotiations with loan contributors regarding loan removals and price adjustments. Prior to that, she was Vice President – Debt Advisory Group for GMAC Institutional Advisors, taking charge of loan surveillance, operating statement review, lease approvals, advances, property inspections, re-underwriting, loan modifications and assumptions. In addition, she has held multiple positions at Lend Lease Real Estate Investments, INC., including Vice President – CMBS, Associate – Mortgage Asset Management and Associate/ Director Portfolio Management to name a few. She holds a BS in Accounting from the University of Tennessee, as well as a MBA from Georgia State University.
Financial Institutions Group
Ed Robertson, CFA, Co-Head Financial Institutions Group and Managing Director at Situs, provides specific focus on M&A advisory and due diligence, loan portfolio advisory and due diligence, best practices consulting in all aspects of finance, banking, loan portfolio analytics as well as data project aggregation and validation. Ed has more than 30 years of finance experience in the commercial, international, correspondent, mortgage and retail lending, as well as 15 years as Chief Financial Officer of two Fortune 100 Commercial Bank divisions.
Prior to joining the Situs team, Mr. Robertson created the Commercial Loan Services Division at Clayton, where he developed and managed many large engagements with the FDIC, Barclays Bank, Sovereign Bank, Union Bank and Columbia Bank. In 2007, Mr. Robertson joined Cerberus Capital Management as Chief Financial Officer of the operating company, Aegis Mortgage, an Alt-A Residential Mortgage lender. Prior to that, Mr. Robertson spent six years as Chief Financial Officer of the Commercial Group at Washington Mutual and led the Washington Mutual Special Servicing Group with over 450 employees and seven years as the Chief Financial Officer of Barclays Capital, Latin America.
Mr. Robertson is a Chartered Financial Analyst (CFA) and received his MBA from the University of Pittsburgh, and BS in Business Administration from the University of Florida.
Financial Institutions Group
Charles Rierson is Managing Director and Co-Head of Financial Institutions Group at Situs. Mr. Rierson was most recently with Regions Financial Corporation where he served as Managing Director & Chief Operating Officer of Regions Capital Markets, a division of Regions Bank, as well as Chief Executive Officer of Regions Securities LLC. Mr. Rierson joined Regions as a senior Capital Markets executive in 2003 and played a key strategic role in expanding the group to multiple products, with a tenfold increase to aggregate revenue. Mr. Rierson has experience in all of the bank credit businesses (corporate and real estate), loan syndications, derivatives (interest rate, credit ,and equity), fixed income & equity capital markets, and mezzanine and private equity funds. Mr. Rierson’s diverse commercial banking and capital markets background as well as his extensive banking network bring a new perspective to Situs as it continues to grow from its diligence roots into a full service advisory practice to financial institutions. Prior to Regions, Mr. Rierson was with The Federal Reserve Bank of Atlanta and Wachovia Bank. Mr. Rierson earned a Bachelor of Arts degree in Math and Music from Duke University and a Master of Business Administration degree from Duke University.

Nicole Bozich is a Managing Director at Situs, where she manages the day-to-day operations at the firm’s outsourcing operation in Robbins, N.C. and currently manages a staff of more than 60 employees. While with Situs, Ms. Bozich has managed projects that have required more than 50 staff members located in five separate locations and has coordinated large teams of analysts in commercial real estate loan data management and due diligence projects, as well as flow processing loan servicing and accounting tasks. Prior to joining Situs in 2007, Ms. Bozich was a Property Accountant for several large property management firms, where she was responsible for coordinating and completing monthly and quarterly financial audits, periodic financial and property reporting, construction contract review and monitoring, mortgage and lease abstracting, accounts payable/receivable process management and cash management functions. Ms. Bozich has prior experience working with an acquisition due diligence team, specifically charged with financial statement audits, property financial projections and contract compliance. She received her bachelor’s degree in business, with a major in accounting and a minor in corporate systems, from Boston College.
Del Kendall serves as Managing Director of Real Estate Research Corporation (RERC)’s southwest operations. He has approximately 30 years of high-level real estate analysis, valuation and consulting experience in nearly every major market in the U.S. and with all major property types. He is also involved in a number of important decisions in monitoring RERC’s appraisal management responsibilities for the firm’s pension fund clients.
Mr. Kendall is actively involved nationally in the real estate profession and currently serves as chair of the Education Committee for The Counselors of Real Estate. He served as the chair of the Valuation Committee for the National Council of Real Estate Investment Fiduciaries (NCREIF) in 2010 and 2011.
Mr. Kendall’s valuation experience includes managing a team responsible for valuing more than 900 single-tenant properties as part of a major acquisition for a global real estate client, reviewing and valuing real estate assets in Mexico, and valuing more than 500 hotels. He has appraised numerous properties of all types since 1981.
Mr. Kendall has conducted a variety of complex engagements, including the valuation and feasibility analysis of a 3,200-acre Austin multi-use development having a book value of $100 million (the largest single-asset loss in the history of the Federal Deposit Insurance Corporation [FDIC] at that point) and undergoing bankruptcy proceedings. He also managed a team responsible for inspecting and performing a detailed market study on more than 8,000 multifamily units in 36 counties in East Texas in support of a federal housing program. In addition, he has participated in due diligence analysis and valuation of a multi-billion-dollar retail portfolio. Mr. Kendall also served as the sole real estate expert for the creditor’s committee involved with the defaulted loan on the Enron headquarters building.
Mr. Kendall has served as a litigation consultant and expert witness in cases involving the FDIC and Resolution Trust Corporation. His work assisted their legal counsel in obtaining a judgment of $200 million in favor of the client.
Brian T. Velky serves as Managing Director of fiduciary and valuation services for Real Estate Research Corporation (RERC). His knowledge of real estate valuation and investment analysis, performance benchmarking and attribution analysis, and portfolio analysis ensures that clients receive the full benefit of RERC’s expertise as an independent provider of financial services for investment real estate. Among his various responsibilities, Mr. Velky is involved in managing RERC’s independent fiduciary engagements, including the TIAA Real Estate Account for TIAA-CREF, which has approximately $17 billion in net real estate assets. Mr. Velky also directs RERC’s valuation consulting relationship with the California State Teachers’ Retirement System (CalSTRS), which has more than $20 billion in gross real estate assets. As the valuation consultant, RERC manages CalSTRS’ quarterly valuation process, along with providing consulting advice with respect to valuation best practices.
Similarly, Mr. Velky directs RERC’s engagement with the State Board of Administration of Florida (SBA). RERC serves as the appraisal administrator responsible for the SBA’s annual valuation process. In this engagement, RERC has also been retained to provide valuation services for a number of the SBA’s mortgage debt and alternative investments, including their investments in mezzanine debt and preferred equity positions. Mr. Velky, who holds the CFA designation, also serves as lead engagement director for all of RERC’s debt valuation responsibilities.
In addition, Mr. Velky serves as engagement director for RERC’s relationship as valuation advisor to the Jones Lang LaSalle Income Property Trust (JLLIPT). RERC is responsible for the daily mark-to-market value reporting process, and Mr. Velky remains actively involved in the engagement, including reporting to the board. He also served as the lead director in JLLIPT’s transition from a quarterly mark-to-market fund to a daily mark-to-market fund (effective Oct. 1, 2012).

Joe Ottaiano, CPA

As a Managing Director based in Situs’ New York office, Joseph Ottaiano co-heads the AUP group, which specializes in accounting due diligence, financial testing and other consulting services to owners and developers of commercial properties. He brings 30 years of experience in real estate financial analysis, accounting and property transaction, during which time he led numerous project teams in underwriting and analyzing portfolio and one-off transactions of diverse property types to advise on both acquisition and financing opportunities. Most recently, he served as Managing Director for Wiss, where he directed a real estate consulting group advisory staff to provide each client with necessary cash flow projection data. Prior to joining Wiss, Mr. Ottaiano served as a Director at a real estate advisory firm, where he developed and managed the Real Estate Financial Services business. His responsibilities entailed new business development, client coverage, initial staffing & training, as well as expansion of the practice area into acquisition due diligence, forensic accounting engagements, accounting support services, Argus modeling projects, and process improvement assignments. Prior to his tenure at the RE advisory firm, Mr. Ottaiano served as both a Principal of a consulting firm that was dedicated entirely to the real estate and real estate finance industries, and as Chief Financial Officer for a real estate investment management and development firm, where he focused on institutional quality assets. His client accomplishments include Centro Properties (New Plan Excel Realty Trust), JP Morgan, Credit Suisse, RBS Greenwich Capital, Mitsui Fudosan, Jefferies LoanCore, Bon Aviv Investments, and Ladder Capital, to name a few. He holds a BA in Accounting and an MBA in Finance from Rutgers University. In addition, he is a Certified Public Account in New Jersey.
Director of Operations
Based in the New York office, Ms. Mickens serves as a strategic business partner responsible for scaling, optimizing and automating business processes and solutions that will enhance Situs’ Consulting Practice (SCS). She has been instrumental in establishing the financial and operational infrastructure of the SCS business model. She boasts over 15 years of broad experience in operations, finance and strategic management, as well as implementing strategic initiatives with proven results. Prior to joining the Situs team in 2014, Ms. Mickens served as Director of Operations at Resources Global Professionals, where she oversaw the operational functions of 6 offices across the region, and managed a team of professionals with expanded responsibilities across the East coast. Prior to her tenure with Resources Global, Ms. Mickens held multiple roles within AT&T Corporation, including Chief of Staff in support of the Office of the Chairman and Chief Marketing Organization. During her tenure at AT&T, she was also chosen to participate in AT&T’s Financial Leadership Program (AT&T’s premier fast-track management training program) where she received the Outstanding Overall Performance Award. Ms. Mickens holds a Bachelor of Science in Finance and a minor in Economics from Rutgers University, and attended the University of Michigan Business School for Executive Education.
As a Situs Vice President, Sonali Dhall works with the commercial real estate finance groups at the investment banks on their staffing requirements, including on-site/off-site platform staffing or on-demand, project based staffing. Prior to joining the Situs team in 2012, Ms. Dhall worked for General Electric, where she was responsible for recruiting for GE’s fast track leadership programs. She also led the human resources function at Perfect Relations in New Delhi, India, and managed corporate recruiting for rotational programs at Citibank in Mumbai, India. She holds a bachelor’s degree in political science from the Delhi University, a master’s degree in international relations from Jawaharlal Nehru University, and a master’s degree in human resources management from the London School of Economics and Political Science.
Ms. Powers manages the day-to-day operations for Situs’ outsourcing operation in Robbins, NC. She is responsible for recruitment, new-hire onboarding, and orientations, as well as invoicing and accounting tasks for the Robbins office. Prior to joining Situs, she worked in Fund Development for St. Joseph of the Pines—a nonprofit continuing care retirement community located in Southern Pines, N.C. She also worked for American South General Contractors as Payroll Administrator and Accounting Assistant. Ms. Powers earned a Bachelor of Science in Business Administration with a concentration in Management from the University of North Carolina Pembroke and an Associate’s degree from Guilford Technical Community College.
Insight CRE Portal
Mark Siebke serves as an Insight Partner at Situs. Mr. Siebke developed and currently heads the Situs Insight CRE Market Portal and Service, and brings 18 years of experience in delivering commercial real estate consulting, advisory and technology services. Prior to working with Situs, he was a manager at Global Realty Outsourcing, a global due diligence firm where he relocated overseas and developed a web based due-diligence internet service which grew to over 2,500 subscribers and two major banking clients. He also assumed responsibility for a capital markets relationship and participated in due diligence and asset management projects. Before joining the Global Realty Outsourcing, he was an asset manager for Midland Loan Services (purchased by PNC Financial Services) were he was responsible for the resolution and disposition of defaulted and non-performing commercial real estate loans and real estate owned (REO) properties, conducted due diligence on various real estate projects and helped establish their large loan surveillance group. He graduated from the University of Missouri and earned a B.S. in Business Administration with a double emphasis in finance and real estate. In addition, he is a licensed North Carolina real estate broker.
Paul Flavin is a Recruiting Director at Situs, based out of the New York office. Mr. Flavin leads recruiting for several divisions, specifically Hanover Street Capital, Situs’ Financial Institutions Group and Project Consulting division. He also oversees recruiting for Situs’ CRE Platform solutions for a large number of clients. Prior to joining Situs, Mr. Flavin was the Resourcing Director at various companies such as Macquarie Group and Korn/Ferry Futurestep in New York. He is originally from the UK, and holds over ten years of experience in recruitment management in London at established companies like PricewaterhouseCoopers, KPMG, Alexander Mann Solutions, and Barclays. He graduated with honors from the University of Salford, where he received a Bachelor’s degree in Business Studies.
